Set up a Soft Close length-of-stay restriction

How to set Soft Close Length of Stay restrictions in the Control Panel.

 

Overview

Soft Close is a Length of Stay Restriction that determines the minimum reservation period using all reservation stay dates. 

Reservations with a stay date that falls within a Soft Close period will have the longest length of stay restriction applied.

A Soft Close can only raise the minimum number of nights. If the minimum from the Length of Stay hierarchy is higher, for example the Rate's own minimum or an MLOS, the higher value still applies.

Minimum Length of Stay on Arrival (MLOS) determines the minimum reservation period based on the selected Arrive Date for the reservation.

An Occupancy benchmark can be set to only apply the length-of-stay restriction if the Occupancy is at or above the entered value. 

The Occupancy Calculation Rule for the property will be used to determine the occupancy.

When more than one Soft Close applies to the same date for the same Category and Rate Type, RMS uses the newest, meaning the one most recently added or edited. The exception is Ignore existing MLOS with higher value (see step 11 below).

1. Lead Time MLOS applies when one of its tiers matches the number of days until arrival.
2. A Control Panel or Rate Manager minimum replaces the rate's minimum, even when it is lower. The Control Panel and Rate Periods do not set a maximum.
3. Only when 'Set New Min/Max Nights' is selected on the Derived Rate Type, or 'Set Min/Max Nights' on its Property Rule. Its values then replace the Rate Table and Rate Period values. Without it, a Derived Rate Type uses the values of the Rate Type it is derived from, including that Rate Type's Control Panel MLOS, Lead Time MLOS and Soft Close.
 
Minimum and maximum nights are worked out for the reservation's arrival date. A Soft Close on any night of the stay raises the minimum when it is higher.

 

Guide

  1. Go to Charts > Rate Manager.

  3. Select Add.
  4. Select the Restriction Type as Any Day within Stay (Soft Close).
  5. Click Next.

  1. Select a Property.
  2. Select a Date Range or select the checkbox Set Permanently.
  3. Select the checkbox for Days of the Week (Optional).
  4. Enter the Minimum Length of Stay.
  5. Enter an Occupancy Level (Optional).

Please Note! Occupancy-based restrictions use your existing occupancy configuration. For more details, see Occupancy Calculation Rule.

  1. Select Ignore existing MLOS with higher value.
    If this is ticked, the new Soft Close does not lower an existing Soft Close: on dates where an older Soft Close for the same Category and Rate Type has a higher value, the higher value stays. It is not compared with MLOS (On Arrival).
  2.   1. Select the Categories.

  1. Select the Rate Type.

Important! Reservations with a stay date that falls within a Soft Close period will have the longest length of stay restriction applied.
