This guide explains how to display Owner Contributions on an Owner Statement so that funds contributed by an owner are reported separately from rental income.
Overview
An Owner Contribution is recorded when an owner transfers funds into the trust account to cover repair or maintenance expenses for their property.
Recording these funds as an Owner Contribution ensures they are reported as a contribution rather than rental income. This keeps financial reporting and Owner Statements accurate.
The Show Owner Contribution option on the Owner Statement build screen adds a separate Owner Contribution section to the statement output.
When to Use Owner Contributions
Use the Owner Contribution option when:
- An owner transfers funds into the trust account.
- The funds are intended to pay for repair or maintenance expenses.
- The payment should not be treated as rental income.
Why This Is Important
Recording owner-funded payments as Owner Contributions:
- Ensures Owner Statements distinguish contributions from income.
- Prevents owner-funded amounts from being included in income reporting.
- Supports accurate financial and end-of-year reporting.
Display Owner Contributions on an Owner Statement
In the side menu of RMS, go to Reports > Owner Accounting > Owner Statement.
- Select the reporting period using By Month or By Date Range.
- Click More Options.
- Select Show Owner Contribution.
- Click Build.
The Owner Statement will display Owner Contributions separately, giving a clear view of funds contributed by the owner for repair and maintenance expenses.
