Overview
The AUS (VIC) STRA Register Export is a specialised report designed for property owners and managers in Victoria who operate short-term rental accommodation and must comply with Victoria's STRA registration requirements. This report exports reservation data along with property and guest information in a format suitable for STRA registration purposes.
This report is available only for Owner Accounting Properties located in Victoria, Australia.

Prerequisites
- Your property must be located in Victoria, Australia and enrolled in STRA registration
- Your RMS account must have the Owner Accounting module enabled
- You must have access to the Reports section (check your User Security Profile)
- You should have reservations data with guest and booking information already recorded in RMS
How to Access
In the side menu of RMS, go to Reports > Owner Accounting > AUS (VIC) STRA Register Export.
Report Options
Configure the following parameters before running the report:

Output Columns
The exported CSV file contains the following columns with guest, property, and booking information:

| Area - Address - State | Text | The state code for the property location (e.g., VIC for Victoria). |
| Area - Address - PostCode | Text | The postal code (postcode) for the property location. |
| Res No | Text | The unique reservation number assigned by RMS for this booking. |
| Travel Agent Name | Text | The name of the Online Agent or distribution channel through which the booking was made (e.g., Airbnb, Booking.com, direct booking). |
| Rate Type | Text | The rate category applied to the reservation (e.g., Standard Rate, Promotional Rate, Peak Season). |
| Arrive Date | Date | The guest's arrival date (check-in date) for the reservation. |
| Depart Date | Date | The guest's departure date (check-out date) for the reservation. |
| Base Rate | Currency | The nightly base rate charged for the reservation before taxes and additional fees. |
Understanding Your Results
The report output includes one row per reservation. Each row contains:
- Property details — The address, name, and location (suburb, state, postcode) where the guest stayed
- Guest booking period — Arrival and departure dates to identify the length of stay
- Financial information — Base nightly rate and total booking fee for the stay
- Booking source — Which Online Agent the reservation came through
- Rate classification — The rate type applied to the booking for reporting purposes
Use this information to verify booking records, prepare STRA compliance reports, or reconcile guest data with your property records.
Tips and Best Practices
- Check date ranges carefully. The report filters by departure date (checkout), so set your date range to match the period you need to report on for STRA compliance.
- Review property addresses before export. Ensure all property addresses in RMS are complete and accurate, as they appear in the exported report.
- Export to CSV for flexibility. The CSV format allows you to further process, filter, or import the data into other systems if needed for your STRA registration submission.
- Keep records organised. Save exported reports with the date range in the filename (e.g., STRA_Export_Aug2026.csv) for easy reference and compliance audit trails.
- Filter by Online Agent if needed. If you manage bookings from multiple channels, you can run the report separately for each agent to track source-specific data.
