Set the minimum value that the Rate Amount can be set to for the last available Area in the Category in RMS.
Overview
Last Area Value determines the hurdle rate for the last available Area in a Category.
The value entered will be used as the benchmark amount when the Category availability is 1.
If the Rate Amount falls lower than the Last Area Value entered, the Rate Type will not be available.
The Last Area Value Yield Adjustment can be used with a Last Area Value for Rates with a Commission or Package.
An Occupancy benchmark can be set to only apply the Last Area Value if the Occupancy is at the entered value.
The Occupancy Calculation Rule for the property will be used to determine the occupancy.
RMS will use the newest record when more than one exists for the same date and Restriction Type.
The Last Area Value will apply to any connected channel mapped with the selected Rate Type.
Guide
In the side menu of RMS, go to Charts > Rate Manager.
- Select 'Control Panel'.
- Select 'Add'.
- Select the Restriction Type as 'Last Area/Room Value'.
- Select a Property (Optional).
- Select a Date Range or select the checkbox 'Set Permanently'.
"Set Permanently" will override any Date Range
Select the'Add' icon to add Multiple Date Ranges
- Select the checkbox for Days of the Week (Optional).
- Enter the Minimum Nightly Rate.
- Enter an Occupancy benchmark (Optional).
Please note: Occupancy-based restrictions use your existing occupancy configuration. For more details, see Occupancy Calculation Rule. - Select Category/Room Type to move to Step 3.
- Select the relevant Categories/Room Types
- Select Rate Type to move to Step 4
- Select the Rate Type(s).
- Select Save/Exit.
The Last Area Value will now close the selected Rate Type if the rate changes to lower than the entered benchmark.
