This article describes the Dynamic Pricing Profit/Loss report, which shows how much Dynamic Pricing raised or lowered the nightly rates of reservations in a date range.
Overview
The Dynamic Pricing Profit/Loss report shows how far Dynamic Pricing moved each reservation's saved nightly rates away from the Rate Table amounts, for the nights in a chosen date range. You can see the same adjustment for each night in the Total Rate Breakdown on a reservation.
For each reservation, the report shows the Nights within Range, the Average Adjustment Amount, and the Dynamic Price Adjustment Amount. Despite its name, the report is not an accounting profit and loss: a positive amount means Dynamic Pricing raised the rate, and a negative amount means it lowered the rate.
The report shows adjustments only when Dynamic Pricing is set up on at least one Rate Table.
Please Note! RMS keeps the nightly rate records of departed reservations for one year (see Backup Schedule & Data Retention). This includes the dynamic pricing breakdown associated with a booking. This report can only display dynamic pricing adjustments for reservations within that 12-month retention period, so date ranges extending further back will return reduced or nil figures.
Tip! Selecting the Report Type 'Summary' with Group By set to 'No Grouping' will only display the Grand Total row, unless Group By Property is ticked.
Please Note! RMS is highly configurable. Some Terminology, User Access & Permissions, Images, Labels, and Functions used in these articles may differ from your setup. CLICK HERE to find out more.

Column Headers
The Detailed report type shows one row for each reservation, with the columns below.
| Column | Description | Source / Calculation |
|---|---|---|
| Reservation No | The reservation number. | The reservation. |
| Category | The reservation's Category. | The reservation's current Category. |
| Rate Type | The reservation's Rate Type. Nights priced under a different Rate Type are still reported under this one. | The reservation's Rate Type. |
| Surname | The primary guest's surname. If the reservation has no primary guest, the column shows the words No Dynamic Pricing instead. | The primary guest's Guest Profile. |
| Nights within Range | The number of the reservation's nights inside the Date Range, including overridden nights and nights with no Dynamic Pricing. A day-use booking counts as 1 night. | See Which Reservations and Nights Are Counted. |
| Average Adjustment Amount | The Dynamic Price Adjustment Amount divided by Nights within Range. | For example, -99.50 ÷ 2 nights = -49.75. |
| Dynamic Price Adjustment Amount | The total Dynamic Pricing adjustment on the reservation's nights inside the Date Range. A positive amount means Dynamic Pricing raised the rate; a negative amount means it lowered the rate. | See What Counts as a Dynamic Pricing Adjustment. |
A Grand Total line always prints at the end of the report. It shows the number of reservations listed, the total Nights within Range, the average adjustment per night, and the total adjustment. Group By and Group By Property add a total line for each group or property in the same format.
The Summary report type shows total lines only:
- With No Grouping, it shows the Grand Total line alone, unless Group By Property is ticked.
- Grouped by Category or Rate Type, it shows one line for each Category or Rate Type.
- With Group By Property ticked and No Grouping, it shows one line for each property.
In the Summary, the column under the Reservation heading is the number of reservations, not a reservation number.
Data Sources & Calculations
What Counts as a Dynamic Pricing Adjustment
The Dynamic Price Adjustment Amount is the amount that a Dynamic Pricing rule added to or took off each night's rate when RMS priced the night. It uses the rule's fixed amount, or its percentage of the night's base rate. The amount is the one saved when each night was last priced, so if the Dynamic Pricing rules change later, nights that were already priced keep their saved amount.
The following nights show no adjustment (0.00):
- Nights where a Dynamic Pricing rule moves the night to a different Rate Table instead of adjusting the rate.
- Nights with a Base Rate override (see Overridden Nights below).
Adjustments that a Derived Rate Type takes from its parent rate, and Control Panel rate adjustments, are not Dynamic Pricing and are not counted.
Overridden Nights
A night with a Base Rate override, whether you set it on the reservation or through the Control Panel or Rate Manager, shows no Dynamic Pricing adjustment. The night still counts in Nights within Range, so it lowers the Average Adjustment Amount. For example, a two-night reservation with a -99.50 adjustment on one night and an override on the other shows -99.50 in total and an average of -49.75.
A reservation whose nights in the Date Range are all overridden is listed only when Show Reservation with no Dynamic Pricing is ticked.
Which Reservations and Nights Are Counted
The Dynamic Pricing Profit/Loss report lists reservations whose stay overlaps the Date Range: they arrive on or before the end date and depart after the start date. Only the nights inside the range are counted, so a stay that crosses the start or end of the range reports only the nights inside it.
Only normal bookings with the status Unconfirmed, Confirmed, Arrived, or Departed are included. Cancelled, no-show, quote, and maintenance reservations, and reservations marked Long Term, are left out.
Unless Show Reservation with no Dynamic Pricing is ticked, a reservation is listed only when its adjustments in the range add up to an amount other than 0.00. A reservation whose increases and decreases cancel out is therefore hidden too. If a reservation you expect is not listed, tick Show Reservation with no Dynamic Pricing and build the report again.
