How to Configure a Derived Rate with a Discount in RMS
Overview
A Derived Rate calculates its pricing based on a preset adjustment applied to a selected Master Rate Type.
A Discount can be used to reduce the rate by a predefined value or offer, such as a percentage off or a promotional deal (e.g., stay 3 nights, get 1 free).
Attaching a Discount to a Derived Rate applies that discount to every reservation using that rate type. This is especially useful for promotions, or special offers.
Example Scenario
Master Rate: $100 per night
Derived Rate Adjustment: $0
Attached Discount: "Buy 3 Nights, Get 1 Free"
Outcome:
If a guest books 4 nights, the total rate will be $300, reflecting one free night via the attached discount.
Visual Guide
In the side menu of RMS, go to Charts > Rate Manager.
- Select the Rates icon.
- Choose Rate Types.
- Navigate to the Derived Rates menu.
- Click Add.
- Select the Derived From Master Rate.
- Enter the Derived Rate Description.
- Elect any additional Rules (optional).

Save.
- Select Include or Exclude for the Rate Type Access.
- Choose Apply.
- Navigate to the Adjustment Amount menu.
- Pick an Adjustment Type.
- Enter 0.00 as the Adjustment amount.
- Select the Apply to All icon.
- Choose the applicable Rate Period (use the Adhoc Period or Existing Rate Period options to define the date ranges during which this Derived Rate will be available).

Save.
- Navigate to the Property Rate Rules menu.
- Select Add.
- Choose the Property.
- Pick the Discount.

Save & Exit.
- Select Add.
- Complete all Additional Menu Sections relevant to your setup (optional).

Click the Save & Exit icon to complete the configuration.
★ Tip: The Derived Rate is now fully configured and available for use in RMS reservations or for mapping to your online distribution channels.
In the example above, the Adjustment Amount for the Derived Rate was set to $0.00, meaning it uses the pricing defined on the Master Rate without any modification.
A "Buy 3 Nights, Get 1 Free" Discount was then added via the Property Rate Rule, providing the promotional benefit for this offer.
With the base rate at $100 per night for a 4-night stay, the discount effectively reduced the total cost to $300, reflecting one free night.
