Breezeway is a partner integration available in RMS that connects your property to an operations and housekeeping platform, automating task scheduling and keeping teams aligned with live arrivals, departures, and property status.

Overview
The Breezeway integration enables RMS properties to connect with the Breezeway operations and housekeeping platform via the RMS REST API. Once activated in RMS, the Breezeway team uses the supplied RMS Client ID and Webservice Password to establish the connection from their side and configure data flow between the two systems.
Once connected, Breezeway uses live reservation and property data from RMS to automatically schedule housekeeping, inspection, and maintenance tasks, keep operations teams aligned with arrivals and departures, and maintain accurate property statuses based on occupancy and vacancy.
Breezeway is built primarily for short-term rental and vacation-property operators, and provides optional guest messaging (SMS and WhatsApp) and Guest Guides to support the guest experience. RMS remains the system of record for reservations, guests, and property data.

Before you begin
Before connecting Breezeway, make sure you have an active or planned subscription with Breezeway, access in RMS to activate modules from the Module Market and submit a support ticket to RMS Customer Support, and Categories and Areas fully configured in RMS so that Breezeway can correctly map properties and tasks.

- Sync guest and owner reservations from RMS to Breezeway, including stay dates, assigned areas, and reservation status.
- Automate housekeeping, inspection, and maintenance task scheduling before, during, and after each stay.
- View an operations calendar in Breezeway showing tasks alongside the reservation timeline.
- Update Breezeway property status based on occupancy and vacancy driven by RMS data.
- Receive real-time reservation updates so Breezeway always reflects the latest booking changes.
- Build visual property profiles using area photos for operational reference.
- Use optional guest communication via SMS and WhatsApp for arrival information, in-stay messages, and follow-ups.
- Share optional Guest Guides containing property and stay information.
For example, when a guest checks out, Breezeway can use live RMS reservation data to schedule a cleaning task against the assigned area, then reflect status changes back as housekeeping staff complete the work.

How to Connect Breezeway

Activate Breezeway Integration Module
Go to the Module Market and activate the Breezeway integration module. -
Request API Credentials
Once the module has been activated, submit a support ticket to the RMS Customer Support team to request the following:- RMS Client ID

Complete Setup with Breezeway
Provide the credentials to the Breezeway team to complete configuration and testing on the Breezeway side.

Verify Data Synchronisation
- Once configured, Breezeway will begin retrieving live reservation and property data from RMS.
- Confirm that reservations and assigned areas in Breezeway match the data in your RMS Booking Chart.
- Confirm that arrivals and departures shown on the In/Out Movements screen are driving task creation in Breezeway as expected.
- Confirm that property status changes in Breezeway reflect the occupancy and vacancy state in RMS.
