This article explains how to configure an Extended Stay Rate Table based on Per Night in RMS, where nightly rate amounts are applied sequentially from the first to the last night of a reservation, with optional weekly and monthly rate tiers for longer stays.
Overview
A Rate Table defines the fee structure for a specific rate type. The Extended Stay Rate Table, based on Per Night, applies nightly rate amounts sequentially from the first to the last night of a reservation, regardless of the day of the week each night falls on.
The Rate Table can incorporate various elements, such as Length-of-Stay Restrictions, additional guest fees, Dynamic Pricing rules, and package components. Many of these factors are configurable across multiple layers of rate components for greater flexibility.
Additionally, Length-of-Stay Restrictions set within the Rate Table will take precedence over any restrictions defined at the Rate Type or Rate Period level.
Configuration
The Extended Stay Rate Table, based on Per Night, allows you to configure nightly rates applied sequentially across the stay, alongside optional weekly and monthly rates for longer reservations. You can also set a cap on the number of cycles for which the weekly or monthly rate applies. Once this limit is reached, the Best Available Rate will be used for any additional nights beyond the capped period.
- Navigate to Charts > Rate Manager.
- Select Rates.
- Select Rate Tables.
- Select Add.
- Enter a unique Description.
- Select Direct Rate for Rate Structure.
- Select the Extended Stay Format.
- Select Per Night for Based On.
- Enter the Person Base (the number of guests included in the rates below).
- Enter the Rate Amounts.
- Select Don't Loop Back to Lower Period (Optional).
- Enter the Number of Cycles (Optional).
Setting a cap on the number of cycles for a weekly or monthly block will apply the Best Available Rate to any additional stay dates once the cap is reached. - Configure any additional Rate Features (Optional).
- Select Save/Exit.
Extended Stay Rate Calculations
Extended Stay rates offer enhanced flexibility for longer-term reservations by combining nightly, weekly, and monthly rate values to calculate the total cost of a stay. With the Per Night format, the nightly rate amounts are applied sequentially from the first to the last night - Night 1 costs apply on the first night of every reservation, Night 2 costs on the second night, and so on, regardless of the day of the week.
If the nightly, weekly, or monthly rate amounts are not set, they will be excluded from the calculation once a reservation reaches the corresponding length of stay, and the next available rate block will be applied instead.
Nightly
Based on the Rate Table, reservations of six nights or fewer will be charged according to the sequential nightly rate amounts specified in the Extended Stay Rate Table. The rate for the first night is always applied on the arrival night, the second-night rate on the following night, and so on.
Weekly
A reservation of seven nights will be charged at the weekly rate rather than the nightly rate. This weekly rate will apply to each seven-night segment of the reservation. For reservations of fourteen, twenty-one, or twenty-eight nights, the weekly rate will be applied to each seven-day block of the stay.
A nine-night reservation will apply the weekly rate for the first seven nights and then revert to the sequential nightly rate for the remaining two nights, starting again from Night 1 of the nightly rate sequence.
Monthly
The monthly rate applies to each calendar month, based upon the arrival date. Any reservation dates beyond the calendar month will be charged at the nightly and/or weekly rate for the remaining stay, using the sequential Per Night amounts for any remaining individual nights.
Don't Loop Back to Lower Period
The 'Don't Loop Back to Lower Period' feature is commonly used by properties that have distinct Rate Types for Nightly, Weekly, and Monthly Rates. When enabled, this feature prevents the system from reverting to a lower rate tier after a guest has qualified for a higher rate period (such as weekly or monthly). Instead, it automatically prorates the cost based on the applicable rate for the selected period, ensuring a more accurate and fair pricing structure.
Using the example rate table above (Night 1 $250.00, Night 2 $225.00, Weekly rate $700.00), a stay extending past a 7-night weekly block is calculated as follows:

After a weekly block, the nightly sequence restarts from Night 1:
- One Week + One Night = $950.00 ($700.00 weekly + $250.00 Night 1 restart)
- One Week + Two Nights = $1,175.00 ($700.00 weekly + $250.00 Night 1 + $225.00 Night 2 restart)

Additional nights beyond the weekly block are prorated against the weekly rate:
- One Week + One Night = $800.00 ($700.00 ÷ 7 × 8 nights)
- One Week + Two Nights = $900 ($700.00 ÷ 7 × 9 nights)
