Overview
Airbnb is an online travel platform that enables property owners to rent out their properties or spare rooms to guests. This article provides connection details for Airbnb.
Connect Preparation
- To create a Property Listing on Airbnb, the following requirements must be met: a listing title with at least 8 characters, a description with at least 50 characters, a minimum of 7 photos (including 3 high-resolution images of 800x500px), and at least 5 listed amenities.
- Failing to meet the minimum listing requirements will result in the RMS connection being automatically rejected by Airbnb, triggering a 403 error in the channel manager logs in RMS.

Please ensure your Airbnb availability settings are configured as desired before connecting to RMS. This includes:
- Your booking window
- Default Lead Time
- Default Minimum/Maximum night
- Same-day notice
Once the connection is established, these settings will be locked. To modify them, you must first disconnect from RMS, update your settings in Airbnb, and then reconnect.
- The Rate Table Person Base and Maximum Allowed Additionals must match the Number of Guests on the Airbnb listing.
- Special offers for new Airbnb listings are not supported in the RMS connection.
- Airbnb rejects Rate updates from RMS that are higher or lower than the Rate Range setup on the Airbnb listing.
- Co-owned listings are not supported in the Airbnb to RMS connection.
- Additional Fees can be setup against the listing in the Category/Area & Rate Mapping using a Sundry Charge.
- The selected Sundry Charges will be created on the Reservation Account when the Reservation is created, with charges voided and re-created when a modification is received from Airbnb.
- If a Tax Invoice has been created on the Reservation Account, the Additional Fees will not be voided and re-created with the modification.
Guest Messaging
The 'Messaging API' can be activated in the Channel Connection setup for Airbnb to enable direct messaging to Guests for an Airbnb Reservation using the RMS Message Centre instead of logging into Airbnb.
