This article describes the Occupancy & Revenue Comparison Report, which compares occupancy statistics and Operational Revenue between two date sets.
Overview
The Occupancy & Revenue Comparison Report is an interactive Operational Revenue report that compares occupancy and revenue statistics between two date sets. It is typically used to track period-over-period performance (for example, this month against the same month last year) and to spot trends across categories, properties, or Travel Agents.
The report can be displayed Monthly, Weekly, or by Category, and grouped by Property or Travel Agent. If no comparison criteria is set, the report automatically compares against the same dates last year.
★ Tip: Use the default comparison option (no comparison dates set) when scheduling this report so it always compares the current period against the same period the previous year.

How to Access
Go to Reports > Management > Financial > Occ Rev Comparison.
Report Build Options
The build screen has standard options on the left and additional filters under More Options on the right.

Guide
In the side menu of RMS, go to Reports > Management > Financial > Occ Rev Comparison.
- Select the Categories.
(Optional) Select a Category Grouping. - Select either All Reservations Made Prior To or All Reservations Between and set the date range.
(Optional) Select Compare To and the Comparison Date Range.
(Optional) Select More Options for additional report selections. - Select 'Build'.

favourite icon to mark this Report as a Favourite Report for quick access via the Favourite Reports Menu.
Report Columns
Each row of the report represents a date breakdown for a Property and Category, with separate column groups for the primary period, the comparison period, and the variance between them.
| Column | Description |
|---|---|
| Period Nights | Number of nights in the row's date range. When two specific date sets are compared, this is the number of nights within each range. |
| Total Arrival | Number of reservations with an arrival date within the period. Excludes reservations that arrived earlier and stayed over. |
| Avail Nights | Total nights available for sale, calculated as the number of Areas multiplied by Period Nights. Represents the maximum nights that could be sold. |
| Used Nights | Total reservation nights sold within the period. |
| Occ % | Occupancy percentage, calculated as Used Nights divided by Avail Nights. |
| Gross Revenue / Nett Revenue | Operational Revenue for the period. The label changes based on the Operational Revenue build option (Gross or Nett). Excludes Sundry Charges and other non-accommodation charges. |
| AVG Lead Time | Average number of days between booking creation and arrival, for reservations arriving within the period. |
| RevPar | Revenue Per Available Room. Replaces Total Arrival when Replace Total Arrivals and Avail Nights with RevPar and RevPOR is enabled. |
| RevPOR | Revenue Per Occupied Room. Replaces Avail Nights when Replace Total Arrivals and Avail Nights with RevPar and RevPOR is enabled. |
| Variance | Difference between the primary and comparison periods, shown for Used Nights, Occ %, and Revenue. |
Use Cases
- Year-on-year performance: Run the report with default settings to compare the current period against the same dates last year.
- Category benchmarking: Set View By to Category to compare occupancy and revenue across Category types.
- Travel Agent contribution: Filter by one or more Travel Agents and enable Group By Travel Agent to see how each agent performed period-over-period.
- RevPar / RevPOR analysis: Enable Replace Total Arrivals and Avail Nights with RevPar and RevPOR to focus the comparison on per-room revenue rather than raw room counts.
