What's changing?

Starting 1 December 2025, RMS will be updating how certain fees are categorised when sent to VRBO. Standard fees, which are the Cleaning Fee, Linen Fee, and Reservation Fee, will no longer be classified as "Stay collected" fees on VRBO listings.

These standard fees will now be properly categorised according to VRBO's listing guidelines, ensuring that all fees are accurately represented to guests at the time of booking.

This change will align our system with VRBO's recommended practices and provide greater clarity for guests when they book your property.

Why is RMS making this change?

This update is being implemented to:

1. Ensure alignment with VRBO's fee structure guidelines
2. Address guest confusion about which fees were prepaid versus collected at the property
3. Reduce potential misunderstandings during check-in that have led to guest dissatisfaction
4. Help prevent disputes between properties and guests regarding fee payment expectations

While these fees were displayed to guests during booking, the "Stay collected" classification sometimes created confusion, as guests had often already paid for their accommodation in full. This change will help set clearer expectations about which fees are included in the upfront payment and which are truly collected at the property.

What do I need to do?

You don't need to take any action. RMS will automatically implement this change for all VRBO listings on 1 December 2025.

This update will only affect reservations made after 1 December 2025. Existing reservations will not be impacted.

Please note that as a result of this change, standard fees like cleaning fees or linen fees will now be subject to VRBO's standard commission rate. This is in accordance with VRBO's fee structure as outlined in their booking fee policy.
